Almost every Miami Valley jurisdiction requires a zoning permit before a fence goes in, and every one of them sets its own height and setback limits. We pull the permit as part of the job — this page is so you know what is being applied for, and what your city allows before you decide on a height.
How the process actually runs
1. We confirm the rules for your address
Not the city as a whole — your zoning district, and whether you are on a corner lot, changes the limit.
2. We file the zoning permit
With a site plan showing the fence line, height, and material. Turnaround is usually the longest part of the schedule.
3. We file the OHIO811 locate
At least 48 hours before digging, as Ohio law requires. Utilities come out and mark their lines in paint and flags.
4. Your HOA, if you have one
A separate approval on top of the city permit, usually with its own list of approved styles and colors. That one is yours to obtain.
5. We build to what was approved
Posts set below the frost line — roughly 30 to 36 inches here — and clear of every marked utility.

What happens if you skip the permit
The city can order the fence removed or lowered at your cost, and a fence built over the height limit is the usual case. Unpermitted work also surfaces at closing, which turns a weekend project into a problem the week you are trying to sell.
A neighbour complaint is what triggers most enforcement, and property-line disputes are the other. Both are avoidable — the permit is cheap and it is on the estimate anyway.
Historic districts
Oakwood and other historic districts add a design review on top of the zoning permit. Material, height and sometimes color are restricted — vinyl and chain link are frequently out, wood and ornamental metal in.
It adds time rather than difficulty. Build the review into your schedule and pick from what the district approves, and it is the same job.
